Once your booking has been approved and you have made the payments for your 1st month’s rental along with security deposits, you will need to make an appointment with our House Manager to meet at the property during business hours. You cannot collect your keys and access cards without an appointment.
Our units are furnished with a bed, wardrobe, study table, study chair, book shelves, induction cooker, microwave, water dispenser, refrigerator. You will need to bring your own supply of towels, bed sheets, pillows, blankets/quilts, personal toiletries as well as your own kitchen equipment (crockery and cutlery)

High powered electrical items are meant to be used in the kitchen only as the electrical wiring in the kitchen is built to sustain the increased electrical load by these items. We do not allow the use of high powered electrical items in your room. Please consult your House Manager if you are unsure as to whether your item is a high powered electrical item.
A security deposit of 2 months, a utility deposit of 1/2 month and access card deposits are payable prior to check in. The deposits may be used as compensation if you do not meet the conditions of your tenancy agreement

Your rent includes your room stay, use of common area amenities such as the kitchen, washer, dryer, refrigerator, microwave, water dispenser and wifi
No. You can only collect your keys and move in on or after the day your legal contract starts
The standard Tenancy Agreement is for a fixed term tenancy. All contracts end either in Jan/Feb or July each year
Moving out prior to the end of your Tenancy Agreement will result in a breach of contract and the resultant costs will ensue. Please let us know of your situation and we will do our best to provide you with other available options.
Smoking is strictly not allowed in all our accommodations
Our housekeeping team will conduct a weekly cleaning of the common areas within the apartment or house. Tenants are responsible for cleaning the areas internal to their own rooms during their stay.
Parental stays are limited to 1 week per visit with a maximum of 4 weeks per annum.
All our accommodations are secured by a minimum of 2-tier level security with some having 3-tiers and/or a facial recognition security system. Our accommodations are always secured by a first layer of security guards at the entry point to the building or residential area and further secured by an access card or facial recognition security system before reaching your actual accommodations
Our billing cycle is either 1-15th of each month or 16-31st of each month. If you’re moving in the first half of the month, you will need to pay the full month’s rental prior to checking-in. If you’re moving in the second half of the month, you will need to pay the 2 week rental + 1 month advance for the next month’s rental prior to checking in.
Rental is due on the 1st of every month. Please always make your payment a few days earlier to allow time for bank transfers. There is an RM50 late rental penalty for every incidence of late payments received after the 1st of every month.
Your security and utility deposits are automatically processed upon your check-out. Within 30 days, the deposits will be transferred and a check-out summary will be sent to you detailing the breakdown of the deposits transferred back to your designated account net of any unpaid utilities or charges under your account.
Return the keys and access cards to the unit to our House Manager. Please lock the door to your room as you exit.
To the best of your ability, please ensure the unit is back to its condition as when it was handed over to you at the commencement of your stay. Please pack all your belongings and prepare the keys and access cards to the unit. Please contact our House Manager to arrange to return the keys and access cards to us.
No. The security deposits are meant to be held as security against damages to the unit while the utility deposits are meant to be held against unpaid utilities. Offsetting these deposits against the monthly rent will constitute a breach of contract.
